Elie Maroun on What It Takes to Deliver an Industrial Warehouse Project in Greater Sydney

Industrial construction in Sydney runs to a different rhythm than apartments or commercial fit-outs. The structures are larger, the tolerances are unforgiving, and the value sits in getting the programme and the structure right the first time. We sat down with Elie Maroun, Managing Director of Buildland, to talk through the delivery of Rockwater, an industrial warehouse development in Brookvale on Sydney’s Northern Beaches, now that it has been completed and handed over.

How does industrial construction differ from the multi-residential and commercial work Buildland is known for?
The principles are the same. The execution is not. Industrial work is driven by large structural elements, long spans and heavy slabs, so the early structure determines the whole programme. There is less fit-out detail than an apartment build, but far less room for error in the structure. You are building for function and durability, often for an asset manager who will hold the building for decades. That mindset shapes every decision we make on site.

What defined the Rockwater Brookvale site, and what were the main challenges?
Brookvale is an established industrial precinct with tight surrounding roads and active neighbouring businesses, so access and deliveries had to be planned carefully. The development covers 34 warehouse units and 50 storage units across a single site, which means repetition done well and consistency across every unit. The challenge on a build like this is holding the same standard from the first slab to the last, while keeping deliveries and trades moving through a constrained access point.

How did you approach the programme and sequencing on this build?
We planned the structural sequence first and built everything else around it. On an industrial project the slab, the structural frame and the roof set the pace, so we locked those in early and coordinated the trades to follow without gaps. We run weekly coordination meetings across the site team and subcontractors to keep the programme moving forward. When the structure is sequenced properly, the finishing trades and services have a clear run, and that is where you protect the completion date.


How do you manage procurement and subcontractor coordination on an industrial project?
We rely on subcontractors and suppliers we have worked with over many years. Industrial work rewards that. The trades are specialised, the lead times on structural materials are long, and you cannot afford a supplier who lets the programme slip. We procure the long-lead items early and hold our subcontractors to the same programme discipline we set ourselves. Good procurement is quiet. You only notice it when it has not been done well.

What does a strong handover look like on a warehouse project?
A clean handover is one where the client can take the asset and put it straight to work. That means the structure, the services and the compliance documentation are all complete and in order, with no loose ends carried past completion. For an industrial client, certainty at handover is the whole point. We manage the commissioning and close-out as carefully as the build itself, because that is the part the client lives with.

What should developers and asset managers look for when selecting a builder for an industrial project in Greater Sydney?
Look for a head contractor who treats the programme as a commitment, not an estimate. Look at the structure of their past work and how they managed risk on constrained sites. Ask about their subcontractor relationships, because that is what holds a programme together. Most of all, look at repeat business. Ninety-two per cent of our work comes from clients who have built with us before. That number is the clearest answer to the question.
